How much does a home inspection cost?

The fee is generally $300 – $350 for a home under 2000 square feet depending on the size of the home and drive time to get there. ¬†Give me a call and I’ll provide an immediate quote over the phone.

How long does a home inspection take?

A home inspection typically takes 3 to 4 hours.

What does the inspection include?

The inspection includes a check of all readily accessible areas and components of the house (exterior and interior), garage and surrounding property

Can a property fail an inspection?

A home inspection is not intended to provide a passing or failing grade, but to provide information regarding the condition of the home in order to help the buyer make an educated decision.

Who gets a copy of the home inspection report?

The buyer or buyer’s representative receives the report upon completion of the inspection.

Do I need to be present during the home inspection?

The buyer is not required to be present, but it is recommended.

Will you recommend companies to do any repairs needed?

I do not recommend companies as part of the inspection process. However, I have compiled a comprehensive list of quality contractors in the area and I would be happy to provide contact information, upon request, for these “pre-screened” professionals.

Do you give approximate figures for what repairs should cost?

Yes. I provide a cost estimate upon review of the inspection report

Does your inspection have a warranty or guarantee?

No. A home inspection is a visual inspection of readily accessible areas of the property and testing of any operational equipment if safely done (for safety purposes, it is our policy not to light any gas-fueled appliances that are not in operation at the time of the inspection). The inspector did not build or install anything on the property and cannot be responsible for any defects or other conditions.

Do you perform inspections on weekends and evenings?

Yes. I regularly perform evening and weekend inspections.
